Maharashtra has implemented a new requirement for property registration that mandates Aadhaar authentication, effective from October 1. This decision by the state government aims to enhance identity verification and curb fraudulent activities in the registration of immovable property documents.
The mandate covers 63 types of registrations, including transactions related to the sale, purchase, mortgage, and partition deeds of property. Revenue Minister Chandrashekhar Bawankule stated that the initiative is designed to minimize impersonation, the use of fake documentation, and reduce human intervention in the registration process.
For individuals who do not possess an Aadhaar number, the government has stipulated that they must provide proof of having applied for Aadhaar, along with other government-issued identity documents. Their information will undergo verification before any property transaction is finalized.
Special provisions have been made for minors and certain eligible groups. Notably, children who do not have an Aadhaar number will not be denied the benefits of property registration solely due to the absence of this identification number.
The Maharashtra government has emphasized that these changes are intended to make the property registration process more secure, transparent, and efficient. The new system aims to build trust in the property market by ensuring that all parties involved in property transactions have their identities thoroughly verified through Aadhaar authentication.
